Kiajuana (Kia) Buchanan is an accomplished real estate executive whose career spans more than 20 years across commercial, multifamily, residential, regional, and asset management environments. As Senior General Manager at Core Property Capital, she is recognized for strategic leadership, operational excellence, value creation, and her ability to build high performing teams while cultivating exceptional tenant and stakeholder relationships.
In her current role, Mrs. Buchanan provides strategic leadership for a 50 story, approximately one million square foot Class A+ trophy office property. She oversees complex building operations and asset management functions, including financial performance, capital planning, safety and security initiatives, tenant experience, escalations, risk management, and value add strategies.
Among her significant accomplishments, Mrs. Buchanan has led a $7.5 million elevator modernization project designed to enhance infrastructure, reliability, and the tenant experience. She has also spearheaded comprehensive security modernization initiatives, overseen lobby renovations and property enhancements, and directed hardscape and landscape redevelopment efforts supporting the property’s long term positioning, functionality, and value.
Her extensive real estate experience extends well beyond her current property. Throughout her career, Mrs. Buchanan has successfully managed large and diverse portfolios, including a 17 building, 2.5 million square foot portfolio and 76 retail stores and national accounts. She has also overseen five shopping centers totaling approximately 1.7 million square feet. Beginning her career as a Leasing Consultant, she steadily advanced through increasingly senior leadership positions, developing broad expertise in operations, asset management, strategic initiatives, relationship management, team development, and organizational performance.
Mrs. Buchanan earned a Bachelor of Arts in Organizational Leadership and Business Communication from Mercer University and a master’s degree in Executive Leadership from Liberty University. She is currently pursuing a Doctorate in Strategic Leadership at Liberty University, further expanding her knowledge of organizational strategy, leadership, and transformational change. Her professional credentials include Certified Biblical Life Coach through Breakthrough Academy and Certified Notary Signing Agent in Georgia. She is also a member of BOMA Georgia, the Building Owners and Managers Association.
Beyond her corporate leadership, Mrs. Buchanan is passionate about coaching, mentorship, faith, and personal development. She founded Divine Blossom Coaching & Consulting, extending her leadership experience into coaching and transformational development. Her additional initiatives include Couples Connect and Pretty Girls Pray, creating opportunities centered on growth, purpose, healing, faith, and meaningful connection. She is also a member of Zeta Phi Beta Sorority, Inc. and serves within her church community as an intercessor and prayer warrior.
Mrs. Buchanan’s professional and academic accomplishments have earned recognition through the Influential Woman Award, Delta Sigma Beta Honor Society, the National Society of Leadership and Success, Omega Nu Lambda National Honor Society, Alpha Chapter, and induction into Continental Who’s Who’s Inner Circle of Excellence.
Outside of her professional responsibilities, Mrs. Buchanan enjoys journaling, studying the Bible, listening to worship music, working out, roller skating, and watching movies, particularly Marvel films where she enjoys rooting for the underdog. Her favorite destination is the beach, where she finds peace, renewal, and an opportunity for reflection.
